Rent first

Renting first can turn uncertainty into information.

Use a short-term rental as a field test for the route, neighborhood, weather, services, and the home features you actually need.

Start here

A rental should answer questions—not just fill a gap.

Choose the test you need.

If your job, school, or city is new, decide what you want the rental to reveal: commute, neighborhood feel, home size, noise, parking, transit, access to family, or the cost of everyday errands. A clear test makes a later purchase search much faster.

Review the lease like a move document.

Ask about deposits, application criteria, lease length, renewal, utilities, internet, parking, pets, maintenance response, move-in condition, and early termination. Requirements vary by property and can change; get the terms in writing before paying an application fee.

Keep the buying file warm.

Track what you learn: actual drive times, preferred areas, deal-breakers, monthly costs, and the home features you used. When you are ready, take that record to a licensed professional and ask for current inventory and address-level costs.

Rental questions
  • What is included in rent?
  • How are repairs handled?
  • What are the renewal terms?
  • How does parking work?
  • What will this commute feel like at 8 a.m.?
